What Can $490K OR LESS Get You In Broward County?

Are you thinking about living in South Florida’s Broward County and want to know what you can get for your money? In this episode of Hearty Home, I’m going to tell you what you can buy in Broward County for $490,000 or less. We’ll look at options in three different neighborhoods so you can get a good idea of what the area has to offer.

We work with many people who move here to Broward County. One of the top questions we get is how much house you can get for your money. So if you’re wondering about the cost of living here, we'll give you some bottom-line numbers—starting with real estate.

Oakland Park

The first stop we’ll make is in Oakland Park, located in East Broward County. Oakland Park is a hip, cool little city for the young and young at heart. This area is known for being a small town in a big city and sits about 10 minutes from downtown Fort Lauderdale. It’s another 10 to 15 minutes from the airport and about 30 minutes from Miami.

The first property I want to show you is at Oak Tree, a gated community near downtown Fort Lauderdale. Sized at about 1,816 square feet, the home features three bedrooms, two and a half baths, and a one-car garage. This new construction, two-story townhome has an open concept spacious kitchen and gathering area that’s perfect for entertaining or relaxing.

Oak Tree offers resort-style amenities and parks. The community is surrounded by tons of shopping, dining, and entertainment. It’s also located close to downtown Fort Lauderdale and minutes from Las Olas Boulevard, Himmarshee, and the famous Funky Buddha. If you need to get to the airport, it's about 15 minutes away. You can also check out the Galleria Mall for great shopping and dining. To get access to all of this, you can snag this home for $490,000.

East Fort Lauderdale

The next property I want to show you is in East Fort Lauderdale. Along the Intracoastal, Fort Lauderdale is an upbeat and busy kind of city—depending on where you are in Fort Lauderdale. The airport is about 10 to 15 minutes away, and you're about 30 minutes away from Miami.

If you like nightlife, there's plenty to do and see. Many people love Fort Lauderdale because of the diversity, beaches, and boating. This amazing condo is located in beautiful Westchester House, south of Commercial Boulevard and north of Oakland Park. It’s also nestled between US-1 and Ocean Drive.

If you are a low-maintenance homeowner who enjoys boating and the beach, don't overlook this location. There are no fixed bridges, and you're just blocks away from the beach. The boat docks are available for rent, but they are not part of the sale. This three-bedroom, two-bath 1,600 square foot piece of heaven is worth $489,900.

Pembroke Pines

The next property that I want to show you is Sunset Pines, located in beautiful Pembroke Pines. This neighborhood is located in West Broward County and is known for its diversity, love of culture, and family-oriented neighborhood.

Sunset Pines is about 1,443 square feet with three bedrooms, two and a half baths, and a one-car garage. This is a beautiful two-story townhouse with the master bedroom on the first floor. Sunset Pines is a gated community for new construction and coming soon to Pembroke Pines. It’s close to I-75 and features a family-friendly feel. There’s shopping, dining, and so many parks to enjoy with the family. Some amenities offered are a pool, health and fitness, and a clubhouse.

The surrounding schools are Silver Palms Elementary School, Glades Middle School, and Everglades High School. This townhouse is bursting with charm and is tres chic; you can start building this charming abode for about $478,000.

Lauderdale Lakes

The next property I want to show you is the Browning at Cassia Estates. This last stop is located in Lauderdale Lakes, which is in North Fort Lauderdale. Cassia Estates is located just off of West Oakland Park Boulevard, 10 minutes from the turnpike and 5 minutes from I-95.

This neighborhood is close to shopping and dining areas. Additionally, nearby schools are Park Lakes Elementary, William Dandy Middle School, and Boyd H. Anderson High School. This is an amazing, vibrant, connected, and diverse community that I’m sure you’ll enjoy. The single-family home we’re looking at is about 1,447 square feet with three bedrooms, two baths, and a two-car garage.

The Browning will welcome you home every day. You get a spacious kitchen and living area for you and your family to enjoy after a long day of work or school. This new construction in North Fort Lauderdale has low HOA costs and no CDD—and if you don't know what a CDD is, call me and I'll fill you in.
