I’ll give you the bottom line numbers so you know exactly what to expect when you move here.


Housing Costs In Pembroke Pines

We work with many people who move here to Pembroke Pines. One of the top questions I get asked is, ‘How much does it cost to live there?’ If you’re not familiar with the area, these numbers will give you a good idea of what your money can buy.

When it comes to housing costs, the first thing you need to decide is whether it’s better to rent or buy. Next, you'll have to decide what kind of housing you need. Are you single, or do you have a family? Depending on the answers to these questions, the price of housing varies. However, here are some general pointers.

A three-bedroom single-family home is about $450,000. A two-bedroom single-family home in the same area would be about $300,000. If you're looking to rent in the area, you can plan on spending between $1,100 on the low end to $3,600 on the high end per month. A good rule of thumb is that it gets a little bit more expensive if you're living west of 75 versus living east of 75 or even central Pembroke Pines.

While property taxes in our area vary, you can expect to pay anywhere from $4,000 to $5,000 a year depending on the purchase price of your home


Gas And Taxes

Now that you know about the cost of housing, let's go over some other costs of living right here in Pembroke Pines. The annual state income tax here is zero. That's right; Florida doesn't have an annual state income tax.

Additionally, gas here is around $3 a gallon. You will need a car, but public transportation is also available. If you like to shop—I myself am a shopper—the sales tax here in Pembroke Pines is 7%.
